Common Cost Drivers and How We Approach Project Pricing

It's an understatement to say every construction project is unique. Location, design complexity, existing conditions, finish level, schedule, site access and more all affect final cost. Our goal is to establish clarity early so Clients understand what's realistic before investing heavily in design or permitting.

We typically price projects in three stages:

Concept Budget

An initial range based on similar projects to confirm feasibility. This early estimate helps ensure your vision aligns with your budget before significant resources are invested in detailed planning.

Design Development

Refining scope, finishes, and allowances with our team and the Client. This is where priorities often come into focus, and we work together to balance desires with budget realities.

Final Proposal / Contract

A fixed or guaranteed maximum price once design is complete, usually with a 7–10% contingency for unforeseen conditions. This gives you cost certainty before breaking ground.

Practices and Materials We Avoid

Low bids often hide shortcuts that create problems later. We focus on lasting value and quality by avoiding:

  • Unlicensed, uninsured and inexperienced labor
  • Incomplete bids that lead to excessive change orders
  • Low-grade lumber or light-gauge framing metals
  • Low-quality paints combined with poor prep or too few coats
  • Inferior AV or lighting equipment from retail sources
  • Cheap flooring unsuited for commercial or high-traffic areas
  • Off-the-shelf lighting not designed for the space
  • Particleboard or plastic furniture components
  • "Drafting" when architectural, engineering and interior design required
  • Cutting corners on waterproofing and moisture barriers

Summary

These figures represent typical 2025–2026 costs in our markets from the Carolinas to Texas. Final pricing will always depend on scope, selections, and conditions unique to each site.

Our philosophy is simple: Creativity, detailed planning, clear communication and avoiding shortcuts will deliver the highest value to our Clients at every step of the process.
